Was doing some networking this week and getting to chit chat with Architects and developers about the fires has been most interesting.

I am starting to see some rebuilds get closer to being ready to begin the drainage/grading for the full rebuilds. More interesting is these are popping up first in Pacific Palisades for us, not Altadena. I can picture a lot of different things happening for the Palisades, but Altadena has more limits. Which then got me curious what can be done on the Altadena lots since those are LA County not LA City.

Fast forward to learning a bit more about SB9, and now starting to read up in a lot more detail about what SB9 allows, This has some potential to keep the feel of Altadena intact with possibly making the housing a bit more dense scattered around with some of the larger houses. A mental rendering of this would show people joining lots or buying a lot for a house and buying a lot for a yard, while other portions of the city do lot splits. Not as mansioned out or super dense like some may want, but potentially a mix of both but neither going over the deep-end of apartments or pure mansions. Best area I can compare would be somewhere in the South Bay, like Manhattan Beach or Hermosa Beach.

Much more to read on how these once bungalow lots can be turned into chopped up skinny taller like the South Bay. Either way I think both cities will go higher end as Los Angeles in general, housing prices appear to be going upwards still.
