Looking at an interesting plan in Los Feliz with a slight addition and a nice ADU addon. At first glimpse everything is trying to be tied into the existing topography, but there are some little pockets of areas that have to be regraded slightly.
Slightly ends up causing the proposed areas to get new drainage. The harder part of this project is to try to keep as much natural as possible to keep the yard looking nice and not use ugly swales or hard devices to stop the stormwater. We also can’t add a retaining wall. Using some grading we were able to redirect stormwater using soil and dg into a flowline. This large bench drains the slope into a flowline which can then exit around the ADU to the existing catch basin in the rear yard. The flowline became important as we didn’t have to adjust the ADU dimensions and could also have the existing natural area behind this stay intact.
The rest of the site is as close to the existing elevations as possible keeping earthwork import and export to a minimum. There was a lot of back and forth between us and the Architect to keep this visually appealing. This is now the 3d iteration of the entire site and cannot wait to see this go back into review and get approved.
