A bit of back and forth still with LA County with our creative solutions to getting Altadena Drainage plans approved. Plan check wanted some minor modifications which is fair enough to bring the plastic lined rain gardens 5 feet off the property lines and make sure they are 15 feet from any structures. We are still going to put 6″ curbs on the rear of these to try to contain as much water into the rain gardens as possible.
This particular project is the typical front is higher than the rear. We tie into the sides which is as close as we are going to get to blending into neighbors’ properties. This particular plan didn’t show downspouts, which we won’t be using a gravity pipe system and instead create flowlines around the house and ADU.

The overall site is pretty clean and works well with these flowlines. The rear ADU we try to keep 2% to 5% away from the structure on the driveway and the surrounding landscape areas drop off because of the way these lots slope down to the rear. While a gravity pipe system seems better as we could take most of the stormwater underground, as long as LA County allows us to sheetflow, that will work as well.
