Project Overview
Conceptual grading plan for a Burbank SB9 (California Senate Bill 9 allows duplexes on single-family lots) residential project. The lot slopes 34 feet from bottom to top over 300 feet. This steep grade required careful design to accommodate a 3-car garage at the bottom while connecting to the existing topography at the top.
The existing house is at the top of the slope, accessed by a long driveway coming up from the bottom street. The new house sits at the bottom with a 3-car garage that ties into the existing driveway apron. We maxed out the slope into the garage door to create a smooth entrance with grade breaks. Seven steps lead from the garage level up to the front door.
The rear corner of the house blends into the existing topography with a short 2.5-foot max height wall along the East property line. This ties into the neighbor's grade without requiring a tall retaining wall.
The conceptual grading plan shows rough flowlines and area drains that collect into PVC pipes running to a catch basin. The catch basin outlets stormwater through the curbface onto the street flowline. A cut/fill depth exhibit and sections were also provided to answer the planning division pre-screen review requirements.
