Project Overview
18th Street in Hermosa Beach. This project is a 3-story single-family residence on a walk street with alley rear access. The lot configuration required careful civil engineering to handle the grade changes between front and rear.
The front of the property fronts a walk street while the rear opens to an alley. The site steps down from front to rear, then steps back up to meet the alley grade in the middle of the lot. This required a coordinated approach between the architectural design and civil engineering to manage the transitions.
The C-Sheet (Hermosa Beach style grading and drainage plan) included right-of-way work directly on the plan sheet. This is typical for Hermosa Beach projects where the city requires drainage and right-of-way improvements shown on a single plan sheet rather than separate documents.
The LID design includes underground rain tanks in the front yard that collect roof drainage. A stormwater sump pump system pumps the collected water from the rain tanks to the alley storm drain system since gravity drainage was not possible.
The project has since been built and is now complete.
