This Redondo Beach project involved a 2-unit condo development on an irregular lot that sloped to the rear. The lot required lifting to accommodate the topography while maintaining proper drainage.

We designed short retaining walls to create level building pads for the two condos. A 15% driveway slopes down from the street into a motorcourt positioned between the units. The irregular lot shape required careful engineering to maximize usable space while meeting city requirements.

The project includes grading plans, hydrology report, sump pump design, and erosion control plans to address the unique challenges of this coastal lot, six blocks from the sand in Redondo Beach.

The project is now complete.
