Project Overview
Single-family residential fire rebuild in Altadena following the Eaton Fire. The 0.1768-acre corner lot drops 10 feet from top of street to rear, requiring careful drainage design across multiple grade transitions. Along the front of the property, we established maximum 5:1 (20%) slopes, then transitioned to a 10-foot-wide 5% slope away from the foundation into a flowline that wraps around each side of the house. This flowline continues to Santa Anita Avenue, where stormwater sheets over the property line above the existing driveway apron and into the street right-of-way.
A new driveway leads to a new garage, with 2.5-foot maximum height walls lifting the driveway enough to maintain 1% minimum sheet flow to the driveway apron and street. Matching into the existing Santa Anita Avenue right-of-way required careful attention to keep the house at a good finished floor elevation while minimizing steps between the house and garage. Keeping slopes at or under 5:1 (20%) meant the project qualified as a drainage plan rather than a full grading plan, simplifying LA County approval. Approved April 2026.
