Project Overview
Single-family residential fire rebuild in Altadena following the Eaton Fire. This is our own property, so we are working through the same rebuild process our clients do, just with the bonus of putting our own design ideas to the test on a real lot.
The lot is relatively flat compared to most of what we work on in Altadena. Pre-fire, the existing grades sloped away from the street toward the rear of the lot, which is the opposite of what most LA County plan check wants to see. To handle that, we regraded about 85% of the lot to flow stormwater back to the front, then collected it with area drains routed to a parkway drain at the street. A hydrology report documents the pre-fire and post-development flows so we can keep the project outside the sump pump trigger.
The proposed design is a two story house with an attached single story ADU, attached two car garage, and a pool. Cut and fill earthwork was held to a minimum because the lot was already in a workable range. Drainage plans and street plans round out the scope that LA County reviews for submittal.
