This particular lot is a large one and the County is requiring a grading plan to remove the pool. What we are doing is connecting the contours on the property lines to get an idea of where the daylight can be and how to smooth everything out for rough grading to later on prepare for the proposed house.
The proposed grading contours follow the existing lot closely. The contours themselves are sloped at 5:1 or 20% max so we aren’t doing anything massive, grading wise. Also the contours were pulled around to try to minimize cut/fill on this step. The County is being very lax on what is being required so the homeowners can move quickly, which is nice but is causing a bit of confusion with contractors on some other projects that are under construction. The other unknown is the depth of the pool compared to the property line elevation. We are showing in the sections where to cut down to to create a pad and fill back from that point to level out the lot. There are a few stacked short retaining walls being removed. Above, you can see how we reach daylight and create a pad where the lot becomes more flat again.
I wasn’t sure if we would see grading plans in Altadena as LA County Grading and Drainage has said most of these plans are going to end up being drainage plans.
